A long-term operational model for secure and mission-critical environments

We provide integrated technical facilities management services for a classified, secure data centre environment, supporting the ongoing operation and performance of critical infrastructure following construction and handover.

Operating under a long-term contract valued at approximately £4m per annum, the service model has been extended through to 2033, reflecting a consistent and reliable approach to maintaining highly secure and operationally critical facilities.

The role involves supporting the transition from construction into live operation, ensuring that systems are fully embedded, performance is maintained and operational risks are effectively managed within a sensitive and tightly controlled environment.

Maintaining critical infrastructure through a coordinated and controlled delivery model

The scope includes the delivery of a wide range of technical services, covering HV and LV electrical systems, mechanical systems including air handling and cooling infrastructure, and associated assets critical to maintaining operational performance.

Additional services include fixed wire testing, civils and building fabric maintenance, specialist cleaning and environmental management, all delivered within a structured and highly governed operating model.

Given the critical nature of the facility, all activities are carried out under strict permit-to-work and lockout/tagout (LOTO) procedures, ensuring safe and controlled access to systems at all times. The use of CAFM-driven maintenance strategies enables planned preventative maintenance to be scheduled, tracked and optimised, supporting long-term reliability and compliance.

Enhancing resilience through planning, collaboration and proactive asset management

A key element of the delivery model is the development of a critical spares strategy, designed to mitigate extended lead times and ensure continuity of operations across essential systems. This proactive approach reduces downtime risk and supports rapid response to potential issues within a live environment.

Close collaboration with the client and wider project teams during the post-construction phase ensures that commissioning activities can be witnessed, systems performance validated and defects managed effectively during the early operational period. This provides continuity between construction and operation, supporting a smooth transition and reducing operational risk.

The management of approximately 30 security-cleared subcontractors is coordinated under strict governance processes, ensuring consistency, compliance and alignment with site-specific security and operational requirements.
