NG Bailey is celebrating more than 20 years of partnership with St Johns Shopping Centre in Liverpool, following the award of a five-year contract renewal. Secured through a competitive tender process, the renewal reflects the strength of a long-standing relationship built on trust, performance and a shared commitment to continuous improvement.
NG Bailey’s Facilities Services team will continue to deliver planned preventative and reactive maintenance across the site, supported by a dedicated on-site team. The renewal also signals the next phase of the partnership, with a clear focus on delivering measurable value, bringing together operational excellence, enhanced energy performance and a strengthened commitment to sustainability and community impact.
A partnership shaped by listening, innovation and added value
Under the renewed agreement, NG Bailey will continue to deliver full planned preventative and reactive maintenance across the centre, ensuring the safe, efficient and compliant operation of a complex, high-footfall retail environment. This delivery model, supported by a dedicated on-site team, has consistently underpinned strong operational performance, contributing to occupancy levels of over 97% and footfall of one million visitors each month.
Working closely with the St Johns team, NG Bailey developed a forward-looking approach centred on financial certainty, enhanced energy management and supporting the centre’s ESG ambitions. This builds on a strong track record of delivery, including enabling new income-generating opportunities through infrastructure improvements. They have included mall commercialisation initiatives and projection advertising, helping secure an income of £200,000 annually, alongside a 55% reduction in energy consumption across the site over the past five years.
Central to the next phase is the rollout of NG Bailey’s Core Connect platform, providing real-time insight into energy usage and system performance through IoT-enabled sensors such as CO₂ monitoring, pipework temperature and leak detection. This data-led approach will enable earlier intervention, improved efficiency and more informed operational decisions.
Driving impact through sustainability, skills and community engagement
Beyond core service delivery, the next phase of the contract places a strong emphasis on creating lasting value for people and communities connected to the centre.
A key feature of this is the continued development of the site’s rooftop beekeeping initiative, which supports 180,000 bees and contributes to biodiversity across a three-mile radius, including the centre’s living wall. The honey produced is gifted locally, helping to strengthen connections with the surrounding community and bring sustainability initiatives to life in a tangible way.
The programme also plays an important educational role with NG Bailey continuing to deliver school engagement sessions linked to the beehives, giving young people the opportunity to learn about pollination, ecosystems and sustainability in a practical, hands-on environment. To date, more than 1,000 local children have taken part, with plans to expand this outreach further in the coming years.
Alongside this, NG Bailey will deliver regular ESG strategy sessions, as well as a programme of community and skills-based initiatives, including public electrical safety and energy awareness days, volunteering activities such as tree planting, and on-site development opportunities for apprentices. Investment in staff welfare and wellbeing will also form a key part of the contract, ensuring the on-site team is supported to deliver high-quality service in a modern retail environment.
Sarah Hotchen, Managing Director of NG Bailey Facilities Services, said: “Our long-standing relationship with St Johns Shopping Centre in Liverpool is a testament to NG Bailey’s commitment to partnership working and how we can add measurable, outcomes-based value to a site as well as to the community it sits within.
“Since the beginning of our work with St Johns, the facilities management landscape has evolved significantly and, as a result, we have taken a flexible and nimble approach, introduced new ways of working, industry standards and technologies, whilst adapting in line with legislative changes.
“This renewal further evidences the significant level of trust and high standards that we have maintained over a 20-year period; we are extremely proud of what we have achieved and excited about what else is to come.”
Neil Ashcroft, Centre Director at St Johns Shopping Centre, added: “St Johns has a long and proud history in Liverpool and is home to more than 100 independent and high street stores. Maintaining a safe and welcoming environment is essential to our success, and NG Bailey has been our trusted partner to deliver proactive and reactive maintenance for over two decades.
“This renewal demonstrates the trust built between both organisations and our shared focus on improving performance, sustainability and community impact. We look forward to continuing our partnership together.”
With a clear focus on energy management, ESG performance and continuous improvement, NG Bailey is now working with St Johns to deliver the next phase of the partnership, ensuring the centre remains efficient, resilient and well positioned for the future.
